Another thing I’m considering is using tile in the kitchen/baths and LVP in the living and bedroom to avoid water damage from mopping, but then I’ll need to add cork under the LVP to raise the finished surface to be more flush I’m with the ceramic tile.

I have added the following to my lease:-Sink and drain clogs are the responsibility of the tenant-No smoking on the property (it's in the lease but I like to add it to the notes section so they can't act like I never told them)I also have a rules list separate from the lease I have tenants sign that includes any damage or repairs needed must be reported, keep things away from the water heater and furnace, don't flush random things down the toilet, the common area must be free of clutter at all times, report if a smoke detector or CO2 detector is low on batteries.

If utilities cost $1,000 a month, each tenant should be paying around $100 a month extra to cover that cost.it is true that tenants squander utilities when they are included in the rent by cranking the heat up, sticking two window AC units in one room, or letting the toilet flush every 10 minutes.
