So the Heights is pretty much at the top of the market (excluding downtown/Newport/Exchange Place), Journal Square is "next" in terms of price, safety, desirability, Bergen/Lafayette is after that, and Greenville is "last."

If you advertise that a tenant must make $2,700 gross, then you excluded a retiree on $2,200 a month who may have sufficient savings, or another retirement income that will pay out in 6 months or a young couple where dad will co-sign the lease!

Commerce of personal property and real property are totally different, the Uniform Commercial Code covers business transactions of property and excludes many aspects of real property transactions as that domain falls to other federal and state jurisdictions.

If the borrower has a DTI of 35% with all rental properties excluded, but a DTI of 43% with rental properties included, is this generally still an acceptable scenario?
