Inventory is exceptional slim in most of Johnson and Jackson Counties so there is good appreciation potential in both counties.

Not sure where you are in your U.S. investment journey but good news, many lenders will only require a 30% downpayment for foreign nationals, 25% in exceptional cases.

I understand underwriters add up all categories except Mortgage Interest, Taxes, Insurance, and Depreciation - everything else is counted as expenses for the property.  

However, the "Delayed Financing Exception"  allows you to get your initial money back - period.  

We dedided to do all the details exceptionally well, make sure we are in the top 10% from a quality, design, renovation standpoint when compared to our competition.

That would cover most except the warehouse rental and miscellaneous overhead costs.
