As others here have said, It was one of those bills that needed to be passed in order for us to know what is in it.......but the informed already knew.What I do enjoy about this thread is the entrepreneur spirit will find a way to succeed no matter what it must endure.

Compiling accurate expense numbers can require some sleuthing on your part but if you take it one step at a time it's not that overwhelming.Utility info can be obtained from the seller and verified through each utility provider.

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them to set up a "contract to hold" meeting - usually the day after the showing since qualified applicants need to be "closed" ASAP. 

Need a quiet, off-market deal you find out about through marketing or sleuthing for one.  

Plus, they have to endure a video that's 90% sensationalism and fake click-bait thumbs.

Sell these and endure whatever tax hit you get.

As a New Zealander let me say what our incompetent govt has done is quall the virus at the cost of our economy for decades and the increased suicides and domestic violence that accompany what we have endured.
