, we are super blessed, it was not easy but it wasn't super hard either, and the tools here at BP are a VERY good resource to Analyse deals. thank you, guys.we are renting this property now to a wonderful family, they are super happy with the place, and we are collecting $1,200 P/M rent with over just over $500 in cash flow :) I just wanted to share to encourage new investors!!!!

@Mary Jay our company has a mantra, "if it's not in writing, it never happened".Send them emails ending with an open-ended question, that encourages them to respond - which is proof they received your email.

During the mortgage crisis i worked as a loan officer for a very short period , in that time frame i saw how shady that part of the business was, customers where signing documents blind and for that very reason most lost their homes, everyone was taking full advantage of the situation and trying to get a wealthy as fast as possible before the party was over.What i dont like working with loan brokers/officers is that there is a lot of jargon in their paper work that they only understand , i wouldnt want to get stuck in bad mortgage deal .

I have had this goal of buying my first duplex and have talked to real estate investors, realtors, lenders, appraisers and have been encouraged so much to where I am anxious to dive into this.Now that I am 18 I have absolutely no debt, a credit score of 727, I have 28k sitting in a certificate of deposit, a couple years of working consistently under my belt, I’ve also been investing in my Roth IRA, I feel very blessed to be in this situation.I am still in high school, I know it wouldn’t be smart to buy a house right now but something in me is so anxious to buy this house I know I have to have patience but I don’t know if I should start the process of getting pre approved, finding a good investor friendly realtor, lender, preparing my documents or if I should just wait.When analyzing deals in my market I have crystal clear real estate deal criteria my strategy is house hacking a duplex, price range of 500,000-600,00 in Salt lake, Utah!

We would never extend a lease to a resident misbehaving like that.I'd encourage you to tighten up your procedures and, following your lease, get this resident out at the soonest possible time.
