Thanks Scott I got a nice mention this week on Dave Meyers post about RE asset class. and one of the BP members a few years ago sent me a nice e mail and we talked through a deal he was doing and he gave me some credit for helping him structure and or giving him encouragement to go for it.. and I believe he said this year that one deal netted him 143k in cash flow.. talk about a Yatchzee..

Even with real estate as unaffordable as it has ever been I would encourage young people or anyone to buy good real estate, manage it well and wait.

We encourage you to familiarize yourself with this new California law and seek legal counsel for further guidance.

Unless you're 100% sure that he can, I wouldn't encourage him, which you're doing.

@Vinay M.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder, etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I strongly encourage you to consider a variety of asset types while you build up the capital to enter non-owner-occupant investing.
