This required lead time could be longer if it is dictated by their lease with the landlord.  

It locks itself after only 20 seconds though but we'd prefer it to be longer.

I confronted the tenant who denied everything and tried to hide the roommate's belongings.

We would be long distance investors/owners.

I'm in the process of drafting a prenup; I currently have two LLC's, with a total of five houses combined valued at roughly $900K, half of which is mine, half belonging to my business partner; I also have two rental properties held in my name. 

After spending multiple nights seeing this, while partying and drinking with friends, I ended up falling for the "try it out for 30 days risk free. 

From what I can tell, there is a HUGE gap in what a property management company states their suppose to do vs what is actually done (when considering some of the previous comments in this thread).If you already have a notice to vacate given to the tenant, and if you know their new address, I would give them an abandoned property notice that states you'll be storing belongings for 30 days (I think it gives a 5 day leanway between the notice and when you'll start storing) at their new address, requiring a signature on delivery.

It seems to me that good and perhaps slightly desperate folks are drinking the "subject to" Kool-Aid. 

Store her belongings for the stipulated time frame then get rid of them  Evictions should only be last resort.
