Also, if the market changes or corrects the home values could stagnate or decline, so I wouldn't count on appreciation as a factor in your decision.  

From a macro standpoint RE is changing rapidly and indicators point toward a higher probability of declining growth. 

Ultimately, I'm not too concerned with short term price fluctuations - it's about having the liquidity to survive a 3-5 year recession and the associated declines in rents.

Primary Markets are not dead but declining based upon cost to profit.

Perhaps the bank declines a 75% LTV loan, but if you re-approach as a 50% LTV loan you might get a favorable answer.Another option is a bridge loan.
