A notification system has been set up whereby the bank holding the underlying mortgage has allowed online access to the church (with our permission)Jay, the fact that the bank has approved this transaction has taken a whole lot of additional needed legal safeguards off the table that would have been necessary in a subject to or wrap that did not have the express written approval of the underlying note holder.

Recommend requesting the seller’s existing ALTA Survey, building plans & floor plans, site map, seller’s prior Phase 1 & environmental reports (easy for them to ask lender for copy), full rent roll detail (including renovated/classic unit indications by unit, sqfts, building #’s, full detail), aged receivables report (will allow you to identify hidden delinquency / bad debt yet to be reflected in T12’s), general ledgers / capex ledgers back at least 3 years to ID major capital projects or damage that wasn’t disclosed initially.

I'll continue to do some contract work (from home) that pays around $1k per month, will substitute teach at my kids' school, maybe pick up a bartending shift here and there because it's fun and nostalgic (waited tables and bartended my way through college and the first 2 years that I started my business), and will chase curiosity to find my next low stakes venture - hopefully something that I can start with my daughters - who are 7 and 10.
