That could have been a big problem, luckily , it wasn't but I don't want tenants waiting that long to contact me.The only time they are responsible for anything is if it was a direct consequence of something they did or didn't do such as their child that flushes a doll down the toilet.

I think she could end up being a long term, low-fuss tenant.We've never rented to anyone with an adult child lik ethis that we intend on getting an application from and running the background check and standard stuff on both and putting them both on the lease.My question is do you hold the adult child (or any other adult co-applicant in other scenarios) to the credit score limit of your criteria??

@Nicholas Reece I took my eldest child with me to the title company to close, took a pic of him signing (scribbling) his name on a blank page.

We cannot commit a lot of free time, due to full-time jobs and a small child (no flipping/wholesaling, right?).

This is not the life I want for me or my child.

Your child support must be crazy expensive.

For the most part, you are covering temporary needs (income replacement, mortgage, child care, kids college).

@Scott Szurek, Most states have a governing body that does child care assessments to make sure the property is kosher for running a day care.
