A bit long on the payback but add in any value increase to the property from doing it, including its increased attractiveness to condo conversion down the line, immediately better cap rate, etc...and it could be worth it.

I noticed that these buyers don't want a scripted conversation, so I would start the call by introducing myself, "Hi (their name), I'm a wholesaler looking for an investor like yourself.

@Russell Brazil this really confuses me, after the conversation Friday with the Maryland RE commission, I was told that I do not need a Real Estate or Brokers License to manage property for owners.
