If a property owner is using a reputable property management company how can he be held liable?

he has already purchased the home.. my point is.. its already his.. and im still living here until mid may.. so i basically can do whatever i want.. and leave and he cant do anything even if i sell the appliances and everythign after its done whant can he do sue me?

Also, I like to use contractors where I have a recommendation from another investor, so I have an idea of what to expect (can he be left alone for more than a day or not).

Can he give you bank statements or checks that he actually getting paid?

can he file an insurance claim and get it replaced that way?
