A D class neighborhood will carry a stigma with local residents.

What would you do with your current residence if you planned on living in the new one to get an FHA loan?

I am thinking about putting together a guide for my buddy who wants to get into REI.

Investment Info:Single-family residence buy & hold investment.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

Tenants may not occupy residence without utility service except during brief interruptions beyond your control.

If it was for a personal residence I might be a little more concerned but I feel like $5000 worth of work isn’t very significant.

California prices are really unaffordable at the same time the state has consistently had outmigration of native residents for something like a decade and even negative population growth recently whereas Texas has grown substantially. 

As a resident (who travels a lot) I would say the Midwest does not have the attractions like palm trees & beaches (the great lakes are cold) or amazing mountain ranges, which often come with some disadvantages like high cost of living or hut/humid weather, stroms etc.
