I plan to do the normal background/credit checks, get references for the tenants, etc like I usually do.

Background: I am 22 and bought my first house hack two years ago.

They rant about how they have to do a background check but other tenant has other occupying people there.we also have a a small road that leads up to the properties.

Background and Expertise.

Ask them if they are looking to sell the property in its current condition (they'll likely say yes given the background you shared). 

I screen applicants based on set criteria for debt-to-income ratio/credit score, apartments.com is a great tool to manage applications, background checks (the applicants pay for both through the site), i have a google number specifically for the property.  

We get the SSN and drivers license to get the full credit and background checks.

A little background - I have been educating myself in all things REI for over 3 years now.

Or - switch to LTRs and get a background check AND ironclad lease ready to go......

If you solve some of the issues, you could dominate the market.
