However, they neglect to mention in order to beat competitors prices, you must supply them with a truth in lending statement/estimate.

Don't waste the money. 2) The laws in Arizona regarding Subject To and Wraps are very simple "don't cheat people & tell the truth" 3) The paperwork is simpler than it appears. 4) You have to have money to do Subject Tos and Wraps.

I have a full time job at a tech company that offers SaaS but am looking to augment my income by becoming involved in Real Estate, in particular wholesaling. 

To me, that sound much more grounded in truth rather than relying entirely on your own research.

This is just the cold, hard truth, and the reason Penn State students will statistically end up higher on the socio-economic ladder than CC or state school students.

But finding the truth in a world of unbacked facts presented by pseudo professionals is rough.

My biggest concern is that he said the tenant is on a month to month lease, (and he has not been exactly truthful on several statements) and the tenant says she is on a 1yr lease and wants to stay.
