However, we also feel that the asking price is too high, but since there really aren't any comps I'm not sure how to determine what is reasonable and articulate it to the seller. 

I'm actually nervous at all the advocates here who are posting it as "it just works" without being able to articulate the math and mechanics behind the strategy.

@Christopher Machir  He sounds like a very good articulate salesman, "buy into his lending partnership for $9,000" makes zero sense.

Its one thing they give you some pushback because they may not want you to lose the deal, its another if they cannot articulate your wants to the seller.
