Good evening,I am currently looking for a multi family home in Orlando Florida and i am using the BiggerPockets rental property calculator to get a good estimate on how much I should offer for the home and to see if it is a good investment in the long run.

I currently have an older mobile home that I am using as a rental.

I am using a home buying assistance program that requires me to owner occupy my purchase for below market rates (around 3% interest with $0 down).

I explain that I am using conservative estimates to protect them and that if their numbers are more favorable that it is certainly within the realm of possibility to hit certain figures.

Because of this, I am using the one lender that offered me FHA financing.

I am using the VA loan with the idea of using it multiple times.

@Mak K.I am using land trusts and WY holding LLC for all my properties.Anonymity is a good first line of defense to avoid ambulance chaser contingency lawyers and limit harassment and some other nuisance.

I am using this now, I am in the house for 1 year, then I can sell it and do it over and over and over again.
