I applaud Josh for reaching out personally to address my concerns and I plan to continue working with D2D. 

The option contract itself should address liens, encumbrances, etc., but again enforcement may be after the fact.  

The reason I’m asking is because I’m working on a potential solution that leverages AI to address these exact challenges.

Thank you I can't answer how you will secure financing but I can address how we usually addess creative financing. 

It's the phase where you dig deep into the property, conduct inspections, and address any uncertainties.

I have remodeled the unit completely prior to putting it to rent, including addressing pre-movein readiness checklist I was given by RL after they walked through the unit (small list of punch items like toilet paper holder, cleaning unit, door stopper etc.).

I hope some of the deficiencies you mentioned have been addressed.

The landlord is required to return the deposit and/or provide accounting within 30 days of moving out AND providing a forwarding address. 

From what I remember, they addressed all concerns such as insulation, insuring them, or anything else that might come up without relative problems.

I have the nolo press book, "California Landlord's Law Book: Rights and Responsibilities " but it doesn't address this specific  scenario.
