When I did end up closing on my first deal, reality quickly set in when I realized I now had to get to work to get rehabbing done in a timely manner.

I'm not sure how this works when the seller of the property is listed on the contract.

I cant speak for what this seller will or wont do, but my suspicion is that an offer accompanied by a balance sheet or list of collateral and not liquid funds wont fly - it wouldnt with me.
