Here Washington State we have no limit perse, but there are strict notice. 120 days notice for an 3% increase in rent which cannot take effect before the end of the lease. 180 day notice is required if over 10% again before the end of the lease.

Tom the other issue for the seller is lenders with NON owner occ can sue on the note and get a deficiency judgment.. out west in OR WA CA MV AZ and probably a few more purchase money loan for owner occupied no deficiency can be taken.

But yes, if you only have 1-5 properties and wnat to do your own books, you will be fine (I would still have a Book-keeper come by 1x month and get everything squared away)Of course when you have a lot of properties, this will just be a confusing nightmare.

Sometimes I would try to listen if Henry Washington was on but it's pretty brutal without Rob and David.It was funny I was driving the other day listening and I kept trying to find an episode with them and almost every single one had become someone else and I was like hmm...did I miss something?
