Smaller value electrical service was common and there are other issues like steel drain pipes that can be costly (they rust shut unlike PVC).  

Brand new double garage door/ opener, kitchen cabinets/ countertops, 2 vanities and toilets, vinyl planking, carpet, baseboard, trim/molding, interior doors, paint, stain, new Sheetrock tape/texture hallway, light fixtures, outlets, door hardware, repair 15 holes in walls, redid all copper plumbing from meter to fixtures in pex, electrical issues, blinds, stainless steel appliances, window screens, replaced cracked window, that total also includes $350 paint sprayer and misc tools I didn't have, plus hauling the entire gut job via trailers to the dump... 20k isn't outrageous..

So if they tell you to file you have to file.Settling out of court though I don't believe is in his best interest unless the tenant is out, the money due is paid and the place has been checked for damages and the remaining deposit is slotted and ready in a check.

Let's say the building is an industrial basic steel building that total will cost $500,000 to build, and it's a 10,000sqf building renting at $.06 per square foot.

The drive thru and the mini storage could potentially be mobile, ie. steel shipping containers, which I could take with me should the lease ever fall apart / expire.

I always hate that going back and fourth with someone trying to find those free time slots that match up or double booking.

Galvanized steel, if used, could cause you a big headache in the long run due to rusting/corrosion issues. 

Stainless steel front appliances are trendy these days if that's in your budget.
