Areas I like that I would consider C+ to B which should give decent cash flow are Orange Park, South Westside area near 295, Murray Hill area, San Jose, eastern area of Mandarin, East Arlington (east of 295), various pockets of the southside around University Blvd, and some others I circled in the red areas.

We try to buy multi units for $30K or less in Waukegan, and only in the good areas….nothing on the south side and northing east of Lewis/south of Grand…it is street by street in many areas.

The strongest trend will probably remain the migration from north to south (FL, TX, NC), out of CA and IL and also a little more away from heat, water shortage, wild fire smoke and storms.Real estate markets move so slow, that short term is realitvley easy to predict based on leading indicators.
