BUT, if the property is listed FSBO, it's a regular ol' average joe trying to do the work of an agent to save a buck.. and doing it badly apparently. it's not unusual to say 'we don't want to disturb every tenant without a signed offer,' but they should have interior photos of at least most of the units.

I haven't decided yet, I've been looking into the Chicago and Milwaukee markets recently, I don't have too much capital yet and no steady job, so I won't be able to obtain a loan right now, so I'm just kind of researching currently.

Here in Chicago, there are plenty of areas where you can find quality tenants in what I would call a star bucks neighborhood.

But they are well known in the brokerage community.that fee schedule is pretty much standard all across the mid west.. nothing jumps out at me.pay your own utl fee's and you save those or better yet have the tenants pay them.. the inspections have to be done one way or the other 50 bucks to do what they do is dirt cheap.mowing the lawns is going rate..so pretty standard really.. usually they will have your authorization to spend more than a certain amount say 300 bucks.. and usually turn over or maintenance is marked up at least 15% over cost.I can tell you unless you have thousands of units no one is getting rich in the PM bizz.. not sure how many they have and maybe they have thousands of doors in that case they are probably doing quite well on the PM size.. anything at 500 and under is usually kind of break even for most. or just a wage frankly.

Most of this is due to the current high-interest rate climate.With the amount of equity you have, you could get a huge bang for your buck doing a 1031 exchange into a 5-unit or greater property -- perhaps substantially greater than 5 units.

We really do want the most bang for the buck, and we're happy to consider sleepy areas or 'up-and-coming' destinations.
