Jon, I have done this and honestly their nightly rates in most cases are within $20 per night of my place which doesnt have a pool.

And, analyzing ROI, CoC, and rent vacancy rates, etc are all manual. 

Or put in your interest rate here, and your loan balance there.The art is where I think most people struggle, and I don't think this can really be done without real world knowledge.  

This alone is a significant factor in premiums going up (even when rates remain stable).  

So why would we buy the cash flow at a rate of 6%?

But don't let them know it.It amazes me how many of our members at MassRealEstate dot net have an Asset worth $300-500k Rent it for .5-1% of value and hardly pay attention to it, yet chase a tenth of a percent in CD rates;-)

I just read a new ranking of market ratings and I was not a fan seeing MN ranked 99.9 out of 100 potential score.

Where in a standard market rate rental a stain like that could be handled when you get around to it and the rent would still be due.
