We will use that information to evaluate the ideal location to start with. 

It make it hard to find a property and makes it harder to evaluate it properly.

If you aren't prepared to deal with very basic things you should re-evaluate your situation and work to get prepared or hire a PM.

The number of times I have heard a new investor tell me they evaluated 20 properties this week when they saw none is too many.

That being said, evaluate every property on its own merits! 

I'm sure there's money to be made there in real estate, but it seems to be heavily reliant on one industry (Army) which is a red flag for me when it comes to evaluating markets.

For commercial courses, I would recommend in this order1 Scott Scheil2 Dave Lindahl 3 Ron LeGrand (not sure if you can even buy this one anymore) Each of these courses cover locating, evaluating, and financing commercial property with creative options. 

I think having an actual termite inspector evaluate the problem is your best option.
