If they represent both you and the tenant (dual representation), and have or will provide valuable assistance to you (i.e. provide only tenants that meet your qualifications, do background checks, etc.) then a split fee might be in order.

You could just give that extra amount to the listing agent as a bonus to keep the deals coming to you OR..... figure out the numbers ahead of time so you can get a better deal from the bank by only asking for a commission that would equal the 3% of your resale price and then your listing agent is a dual agent representing you as the buyer and the seller.

The usual way to close this would be to get it under contract to purchase at 40k, then do a double close using transactional funding.Since the buyer is approved FHA, they will allow the dual closing, but if you mark it up more than 20% they'll want 2 appraisals and a little more documentation.

I had a few questions regarding wholesales.From what I can tell, a wholesale plays out like this:I have a list of investors, who know I am a wholesaler.I find a house for sale for $25kI get this house under contract for sale to me for $25kI let my investors know I have a house for $35k Dual escrow with a title companyClose deal for $35kProfit $10kJust wondering now how someone would feel knowing I put $10k in my pocket for doing nothing.

Also, I've heard that many title companies stay clear from dual escrow deals due to the high chance of fraud.
