I like it because it does appear to be a one stop shop for what I use it for, but its gonna take some time to adjust to the workflow. 

Do it yourself, learn as much as you can, seek out a grey hair mentor who will advise you for a cup of coffee.  

Just have to shop and watch that. 

I don't see how that's not a perfect opportunity for a new investor.Is it better to shop where houses go over the asking price? 

Residential units rent for $1075 each, ground floor pizza shop for $1100 so total cashflow is about $3,300. 

I would be happy to sit for a coffee, maybe lend some knowledge and discuss the market, the opportunities, the challenges and pitfalls.

In other words, have your ducks in a row for the refinance (usually 2-3 weeks for a DSCR cash out refi) and then start shopping.
