If you can really do 185-200k I would keep, look for a new lot and repeat, or just keep with the 150k injected as your COC is still gonna be high.

One solution might be to either 1) get a partner to help with the equity injection and/or 2) consider taking on a light flip or two to help you build cash in the coffers to attack a rental later when you have a bit more down to get the cash flow to a point where your wife won't divorce you. 

and 2nd in multi-family do you see trouble ahead for all these Floating Rate 2yr/3yr loans taken out at historic low cap rates in 20-22, that may require big cash injections to re-fi?

I've been heavily involved in the OZ program and think it'll help inject capital into the areas that need it most.

That's flipping, and it can be a quick cash injection, but also risky.

We currently start with 20% injected into a construction project.

I inject the rest of the funds from my own cash, so we can each be at 50/50%.
