My Offer was accepted and I financed two of them by the owner at 9% with $10,000 down because No Money Down Deals were too hard to find and work out.

Maybe it would work out great, I am certainly not the end all be all.

Go from there and try to work out the deal.

Plan for the worst case scenario and look for your numbers to work out even in depressed times.

I'm ok with a C class neighborhood at that price if the numbers work out.

Work hard, scour through the MLS, analyze lots of deals, see lots of houses, and something will work out.

If the flue just wount work out, go with electric.
