@Aryelle Collins I know what you mean, I have definitely been there and I still continue to adapt my speech when describing my market.

If you could find a property that is $100k (20k downpayment), which gives you a 14% ROI, you could take the money you saved and put it towards another similar property and elevate your returns. 

Not even a farewell speech on BP.  

Give them a brief speech about the service you provide, and get on down the road.
