The property is only worth what it is worth - what the seller needs to make is irrelevant.

Cash flow is difficult here in California, and so I'm looking for opportunities that have strong appreciation and long-term growth opportunities with strong tenant bases to complement my long-term investment strategy.I appreciate any insight and stories.

Purchase price: $85,000 Cash invested: $60,000 My initial strategy for this deal was to flip it and sell it, but the market was unfavorable so I opted for the BRRRR strtategy instead.

Purchase price: $420,000 Cash invested: $120,000 5 bedroom 2 bath property with pool, shed and playground in the backyard.

And again, with a separate parcel it should be easier to finance the construction and do a cash out refi. 

While having high standards is important, it's worth considering that many Section 8 tenants might not meet requirements like a 640 credit score or $90,000 in household income.

The pricing for Real Estate is way out of whack due to no supply so everything is over priced right now and not sure if worth the house hack. 

Anyone have recommendations on ones that are actually worth it and have helped you or others you know.
