I plan to hand deliver them with a witness present and also a copy mailed to them certified / return receipt requested.Its my fault for having substandard screening back when I first rented to this tenant many years ago and I have learned my lesson and have great tenants at other properties.

They become this fiend, this villain that could destroy you and is probably the hardest phase of all the phases.It is during the MOVING PHASE, that you must be cool, have all your wits about you and be prepared, yet still be cordial so as not to enraged the monster that seems to be lurking in your Tenant during the MOVING PHASE (as there is NO ANTIDOTE to calm the savage beast once it takes form).

Point is, those in the commercial arena are usually somewhat successful business people and we seem to be under the impression that someone with no real business experience can read a few guru books and then out wit two other business people, the seller in getting a good deal and the buyer, paying more to cover a fee.If someone has business experience and is aware of commercial markets, they have a chance.
