Make sure your first rental cash flows well by running the numbers as if you were buying it today.

I'm in Phoenix as well, started out house hacking and have helped out a few other clients to do the same. 

You know much more about Vegas than I do, but winters are colder here and summers are cooler as well.

Yes there can be an investment component, but it must be your primary residence as well.

The good thing about this is you can do a parent listing offering the whole place, as well as 2 other listings for each unit.
