A good contractor is critical—get referrals and check references.

For reference I own exactly one handful (5) SFH  rentals in my hometown, all have been purchased in the last 4 years.1) buying at a discount is MY preferred way to reduce risk.

If interested in low-cost properties with above-average rents, I would recommend duplexes in Cleveland near the major hospitals and work with the gentleman I am referring to.

Cubicles, bad bosses, TPS reports (Office Space reference) are all great motivating factors. 

This was probably a year ago, but Before going onto their website I even called and spoke to a worker at that office who directed me to the category where I would find them… the category was filled of all kinds of irrelevant documents, thousands of them.

It blows quickbooks out of the water with ease of use and I can do the class tracking that the basic $20 a month quickbooks was lacking.There's a phone app also, I just added it to my phone, so I'm not sure how much I will use it yet other than for reference as opposed to opening the website for details.
