The parks usually represent a lot of low property tax assessments and create a headache for the muni's so they are glad to see them go.Buying one on a corner where I could eventually sell of the land for development,develop myself, or do a JV sounds interesting.Buying rural or weak suburban just for the cash flow unless you live local and are building a legacy portfolio doesn't make sense.

That coupled with the lower offer price + the market condition could play into why you are not getting any offer accepted.This tells me that either the realtor has not educated you about the market conditions and what is the strength/weakness of your offer (get rid of the realtor) OR you are not listeing to what they are telling you (you need to accept the facts and change accordingly).Good luck.
