I always suggest waterproof mattress covers, I have seen some people even use two at once, because if I have a couple booking my stay I know that it is possible they may have relations and I also know that can result in a crotch level spot that can resemble urine, so I don't get too worked up about it.

Wondering how many of those dogs will have fleas or ticks and or urinate or worse on the floor? 

In the current condition it’s not worth than 225k it smells of cat urine badly from the outside.

And that can be devastating, especially with the powerful ammonia of cat urine.

Cats are terrible when a tenant does not regularly clean the litter box and becomes "nose blind" to the smell of cat urine. 

I will finish with a story: one time there was a foreclosure that I wanted that had been sitting for a long time (it had terrible cat urine issues).

I only charged her for one room because it smelled heavily of dog feces and urine.

I also have had MORE issues with cats over dogs, cats leave an odor and no matter what it seems every cat enjoys urinating in every room of the house, dogs for the most part go outside and the owners know it is their responsibility to clean up after their dogs even outside. 

Cat urine is impossible to get out.
