Once you pay there is no urgency to finish.

I found that the texts seemed to elevate the urgency of routine communications.

That will eliminate your "no shows" and when other prospective tenants see competition it may create a sense of urgency.

If I bank a postdated check the tenant knows it is going through their account and feels some sense of urgency in putting the funds there for it to clear.

I'm probably NOT acting that way if the house is worth less than 1.4.  3:  Feeling a sense of urgency is a huge risk in negotiations.  

I find this to create a sense of urgency.  

Even then these deals are rare and usually have some element of distress or urgency on the sellers' part. 

Hence the lack of urgency in my husband's plan.

Also the fact that the prices are rising and a plethora of lenders who would refinance any GTA property no matter what the circumstance as long as there is plenty of equity which gives sellers a piece of mind when it comes down to needing cash immediately so there is not much of an urgency to selling in most cases.
