Drive down a street of apartments or 4-plexes and you will be able to pick out those managed by "licensed profesionals" and those managed by "Unlicensed investors" who care about their property investments!

I've heard that insurance companies, even if your work isn't the cause of a failure, will deny coverage (after a claim) if unlicensed people do / have done work in a building in violation of code.

The very few times I have done it, it has always been the day of closing.Most investors don't want it on the HUD because they don't want it to appear like they were acting like an unlicensed broker.
