If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).

We live paycheck-to-paycheck and I don't know if you know how that feels, but it is the most uncomfortable feeling!

The take away is to make sacrifices in order to get the first couple deals...it may take time and be uncomfortable...but it's worth it.

Curt, I'm the VP of marketing at a national REI company with a pretty large "box" that I routinely think outside of.  ;-)I'm a flipper not a buy and hold investor, so I don't market properties to renters.  

I find they could be covering up an unauthorized resident, property condition, or problem they fear they may be charged for......So it can compound a problem if you neglect these routine peeks in a unit.

So there may be 10-15 years of routine maintaince that has festered. 

It was getting uncomfortable.
