-A lot of people are uncertain how the market will shape out after all this covid-19 situation is over.

I regularly drive for dollars now to find deals but I'm still uncertain about some things.

Then you have all the govt bureaucracy that is anti landlord with the multiple and unnecessarily  changing legislation.

It’s very difficult and with legislation currently being debated may become impossible to get a TVR (transient vacation rental) permit for single family homes, even if the home is somewhere that doesn’t have HOAs and would potentially allow for it.

While one would need to review legislative/regulatory history to really understand the "why" one can deduce that it comes down to the fact that rules are different (e.g. rules for calculating 5-year "clock" for qualified distributions, etc).

However, an incredibly iconic and historic building in our hometown city is currently at risk for being either demolished and redeveloped, or rushed through local legislator to become a government building.

And yet, for the sake of the antisemitic bogeyman, all of these evil legislators and their base seemed to have come to this unspoken agreement that it's okay to throw EVERY SINGLE LANDLORD under the bus, for the sake of attacking this antisemitic bogeyman.
