I added in vacancy (10%), property management (10%), maintenance (10%), $1k/yr for Contract services, $750/yr for legal costs, I escalated the taxes, insurance and utilities by 3% (numbers provided are from 2017).

I really cannot speak to other investors' reasons for contracting homes and backing out, but I would think it has more to do with the condition of the home rather than the laws.If you're looking to buy and hold, you need to know that there are some areas of the south side that won't expect to appreciate but WILL cash flow a good bit, and there are other areas that are currently growing tremendously but won't necessarily cash flow as much.Are you looking to buy in this area?

I've made a number of connections with real estate agents and attorneys over the past few years here and feel there is tremendous potential on this side of the island especially on the real estate front.Prices are great especially for buy and hold scenarios and inventory is not an issue.

I work with one bank only, they are not the cheapest, but I never had an issue getting a loan with them, getting a loan is a super easy, they have introduced me to people that have helped me tremendously on my business, they let me know about deals, etc.

Competition is moving in and there's no way to escalate more rent.The 1031 tax deferred exchange will allow you to defer paying tax on the profit while letting you sell those properties and purchase other investment property in a better location or of a better type for your cash flow.Good time to move now.

If you were thinking about buying a vacation rental in a more coastal neighborhood like Mission Beach or La Jolla (where the cost essentially necessitates the escalated income of an STR), I would likely advise you to wait to see where things go legislatively.However, the neighborhood you mentioned are not necessarily in that same category.
