I know a vacancy is tough and it can be hard to find tenants in the winter, but you have to weight the costs and benefits and decide.If it's harder to find renters in the winter, try offering a month-to-month lease just to get through the winter, then move back to a one-year lease in the spring.

@Marie Magno different state, but whenever we had issues with our Section 8 tenant we contacted her assigned case worker who would help the tenant understand that she would lose her voucher and face eviction if she did not comply with the lease, paying her portion and following lease terms.

After about 8 months, I wanted some extra income so I rented out half of my room to my 68 year-old co worker, and separated the room with a curtain....Here is a photo: If I were to go back, I would NOT have done this, but it was a good learning experience.
