I'd just like to put a standing note here that this group is meeting monthly and is a very active, thriving community! 

Definitely worth finding out where they are allowed and what restrictions they have, some places are super Airbnb friendly and want tourists and investors, others have hotel owners who’ve been on committees for 100 years who shoot down competition, so they make it hard for airbnb to thrive. 

Bought this green house for 10 dollars.This house is on the most gorgeous street in Connecticut:No it was not a lien, or auction or anything.Seller just was tired of owning it.ARV= $250KIt was an SEO lead.Then we bought this house for $11KIt needed about 60K in repairs, and ARV is $183KWe flipped it and well now looks like this:Again SEO lead.We have a ton more happy endings.. 

Given the big question on if NYC will continue to thrive, will second tier markets that have historically thrives on the demand/job growth of NYC take a hit?

A commercial greenhouse can product about $50,000 a year in income.  

Stay off of Sullivan's Island as they have passed an ordinance not allowing any new short term rentals.You can find deals on properties and there are many homes/condos for sale in the areas listed above.Second option I'd recommend is Downtown Charleston,  there is a thriving short term rental business downtown, although not always for the same reason as the beach-goers. 

It has population growth, a great tenant pool, and thriving businesses.

So thrive for that. ( let me give out-of-norm idea )If I go find a realtor, then lender, then contractor, than inspector, then manager, can take forever.
