HD always mails me these finance promos, so I use HD money for free and pay it off as I get closer to the time the promo expires.

This allows you to report the rental income and expenses directly on Schedule E of your joint tax return, simplifying your tax filing process.

In your case, you are probably better off buying a break-even deal in Tampa then a deal with $200 cash flow OOS.

You may be much happier with a paid-off portfolio of ten rentals.

Also you're probably not really paying much off on principal on a fairly new loan. 

Would love to eventually invest in fix and flips or value add long term single family homes to house hack but have some debt that needs to be paid off before hand. 

While I haven’t seen this service widely advertised, I know other agents—myself included—who assist investors with off-market or pre-negotiated deals.

There are also additional costs of operating and maintaining an LLC, like separate bank accounts, annual report filings, tax filings, etc.2.
