Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

I do not want to police the house; the nonprofit will make monthly/quarterly visits to insure their specific rules are being followed. 

The insurance would not be valid for two reasons:1) the insured “individual” is no longer the owner2) the insurance was for an owner occupant, not a rentalMost people DO change the insurance to reflect the llc as owner and as a rental.

@Shaheen AhmedI don't know the Ohio markets as well as I know Pennsylvania but (1) taxes can vary widely among counties, cities, municipalities, etc. and (2) the problem right now is that interest rates are so high (although taxes and insurance increasing certainly doesn't help.)What are you trying to accomplish?

From what I saw for the most part the big names you typically hear in insurance typically performed well for people. 

In my case this week this was full title insurance for me as a lender in 4 hours which as stated is the fastest service I personally have gotten.

Your insurance may also not cover you or your tenants. 

FHA rates are actually lower than conventional right now even though there is a monthly mortgage insurance it’s not much in most cases.

If the rate is reasonable then it may make sense to try to save fast to get to the 3.5% down payment on a double or triple - househacking may allow you to increase your savings rate and pay down that loan even faster.As for estimating costs, closing in NY factor at least 1% of the mortgage amount for tax, plus $1500-2000 for lawyer, title and fees, then the amount required by the bank for escrow will depend on the actual property taxes and insurance.

That has been a big thing.The easy way I think to say it is if you are a lender, agent, insurance person, you shouldn't be starting forum posts to elicit feedback in your industry or genre.
