The fix for that is usually shutting off the power at the box on the side of the house where the cable from the A/C connects, hosing it out with a garden hose (use a wide spray nozzle rather than a thin "laser beam" of water, so you don't bend up the fins on the condenser), letting it dry out for a couple of hours, and then turning the power back on.

For the drafts, you can do spray foam around the windows and doors, replace weather stripping, etc easily enough.

slumlord is a pretty harsh term, however, let's say-Its a rough neighborhood (some spray paint and busted windows on various bldgs)-A bunch of 2-4plexes on the block-the living conditions of current tenants is bad (partial electricity, no hot water, holes in windows and walls, rats)-some visible mold on a couple walls-doesn't seem to have had any management/maintenance at allOwner hasn't been able to sell for a few years.

Long story short.....I've called and cancelled my lawn fertilizer company becasue I was unhappy with the results I was getting after a year and a half of using them. 2 weeks later I see their sign in my yard as if they had sprayed my yard....and left a bill on my doorstep.

for around ten bucks you can get pepper spray ,a pocket, mace .etc. that way if you won’t carry a gun then atleast you’d have a chance .

Hi Sylvia,If it were mine, (and if I wanted to spend the money):I’d leave it all white and,Put black shutters on all front windowsGet rid of the cement circle in the front yard.Berm the driveway with soil to the grade of the cement (liability issue)Paint the utility box on the left side white to blend in.Paint the front door blackPaint the breather medallion at the peak black(Spray) white on the porch railing and uprights.Add some low maintenance evergreen bushes to the left side that are just above porch floor height.Rewire the over garage light to 3 lights (1 to the right of the front door, one on either side of the garage) and use brass classic looking carriage lights.Convert the over garage light to a motion sensor with 2 flood lights for tenant safety and tenant retention.Put Large Brass house number to the right of the door at an upward angle.Good Luck with your decisions!

MLS certainly works. if you want to improve the accuracy and avoid the 'spray and pray' method above, you should try to invest into building local relationships - i'd suggest you first find a PM in Indy - you will be surprised to discover that local PMs catering to out-of-state investors operate differently from ones in CA.
