But tried as we have, the client intake and strategic elements of 1031s don't fit automation.

I have a few people who has expressed interest in taking one of the units so it wouldn’t be terribly hard.

Anecdotally, we have seen many cash buyers here but I am curious to know where you got the statistics from; I am interested in taking a look for myself. 

Get to know the places you plan on investing in, take a 3-6 month travel position in some areas you plan on investing in before you take the plunge.

Allen I have found the best success in taking small action when I feel that I can not achieve the goals I have set up for myself.

I'll add in taking action and networking.

The agents who have the constantly full voicemails are a nightmare for me to work with, usually muck up the process, and lose deals...A good agent will be be able to in-take you on the first call and then plan a next step. 

It's part of my intake questions that I ask if they have any other properties that they're interested in selling.
