I would suggest soaking up as much knowledge as you can and maybe checking out some local RE meetups in your area to network and possibly find a mentor.

Others see the long term benefits of student housing or long term rentals that there is a strong demand for and continue to appreciate.I would just soak up some education and see what fits in your wheelhouse of understanding how they work (STR, LTR, flipping, notes, PML or whatever!)

The water goes through the tile and grout and should hit a barrier of some type (redgard, kerdiboard, hydroban etc) when it dosent because there is nothing but green board there (illegal to put in showers now) well the green board soaks up water and never dries out.
