Since this topic is more focused on a specific area I'm more than happy to take the people who provide the most insight (imo) out to lunch/dinner (Capital Grille, Eddy V's, Morton's Steakhouse).Thanks to everyone that has read to this point.

I think this will definitely save the renter and myself a lot of money in the long run as far as our bills go.  2) There is a very large return grill on the floor in the living room leading to the hallway to the bedrooms. 

On my first house hack, I was in the same situation (Seller was a heavy smoker of 30 years). 

And from experience I can tell you a grilled cheese tastes exactly the same no matter what the range costs.A $500 GE or a Viking or Thermador that costs as much as a small car.It's the skill of the person cooking that makes the difference. 

Tenants are smokers and the main floor tenants have a cat and a dog (I know). 

The grill, ovens, fryers, bakery racks, display cases are probably the tenants property and they will take care of it.

Hopefully most of the improvements are reusable for a future restaurant and in many cases they will be unless they install a bunch of hoods and table top grills at the seats.

Just cause it makes noise doesnt mean its moving air/  An OLD one can be improved by cleaning both sides of the blades as well as the grills
