When you are in a home, look at your smart phone as it searches for wifi you will see typically 10+ full bars hitting you.    

Wow, you've even got a smart phone schedule.

With that being said, I hope BlackBerry gets their act together and creates a next level smart phone!

Also, doubling that up with Ring Central which has a motion activated camera / light that ties into your smart phone could go a long way toward making your property a less attractive target to copper thieves and other vandals.I hope there is a special place in Hell just for copper thieves.

Also you can take a picture of your receipt and load it straight to your smart phone.

The biggest advantage to RM when you get into a large number of units is the ability to better track maintenance issues and the status each of them (including the ability to assign workorders to subs and vendors via their smartphones...) - you can't really do this well in QB. 

I have some negatives about it, but over all I love the "Smart Phone" concept.

Does anyone have recommended smart phone aps, lists, spreadsheets, website links, etc that they feel give them a competitive advantage at any or all stages of the flipping process?

I would also suggest the "smart security system" which gives you the flexibility to monitor and control your sceurity alarm remotely via your smartphone, smartwatch or other device.

If the issue is them having the capability of actually sending you anything (whether its the full application or just the authorization page) I would suggest asking them to take a photo of the authorization with their smartphone and emailing it to you.
